The amount of rent is indicated in the lease agreement. The methods of rent setting differ depending on the geographic location of the housing (tight or relaxed zone). When the housing is located in a relaxed zone, the rent is freely set between the landlord and the tenant. For housing classified as F or G, the landlord cannot increase the rent compared to the previous tenant for a lease agreement concluded since August 24, 2022. In tight zones, rent setting is regulated. The amount of rent must be identical to that of the previous tenant. Rent can only be freely set if the housing:
- is rented for the first time,
- has not been rented for 18 months,
- has benefited from improvement work for a period of less than six months, with a cost at least equal to the last year’s rent.
